
CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST. for dates listed on accompanied invoice. NO Early Check-in or late check-out without prior written agreement by owner. The owner reserves the right to charge one full day’s rental in the event of late check-out.
This is a NON SMOKING unit. Any evidence of smoking inside the home incurs fees to deodorize the home and will be deducted from your security deposit.
Pets are not permitted in rental units under any conditions.
DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $300 USD is required. This must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, is fully refundable within (30) days of departure, provided the following provisions are met:
a. No damage is incurred to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to long distance telephone calls outside of the USA, Canada, or calls made to numbers where a per call or minutes fees are incurred, contraband, pets or collection of rents or services rendered during the stay.
c. All garbage, debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. One load of laundry is started.
d. The unit is left locked; the alarm is armed.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No items are missing from the home, such as, but not limited to: games, remotes, movies.
h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by Emerald Island Resort.
PAYMENT – An advance payment equal to 50% of the rental rate is required sixty (60) days before arrival, except for stays during Easter or Holiday Seasons, advance payment is required ninety (90) days before arrival. The advance payment will be applied toward the room rent. Please make payments in the form of accepted credit card (with 3% convenience fee) or personal checks payable to Shelley La Rose. NSF checks incur a $25 handling fee. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date, except for stays during Easter or Holiday Seasons, BALANCE OR RENT is due sixty (60) days before your arrival date.
CANCELLATIONS: A ninety (90) day notice is required for cancellation. Cancellations that are made ninety (90) days prior to the arrival date are subject to a 5% Cancellation Fee or $50 whichever is greater. Cancellations or changes that result in a shortened stay, or that are made within 90 days of the arrival date, forfeit the booking deposit and all advance payments. If we are able to re-book your dates, we will refund the booking deposit and rental amount, less Cancellation Fee and any incentive discounts. Pool heat will be refunded regardless of trip cancellation date. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately. See item number eighteen (18) of this contract agreement.
MAXIMUM OCCUPANCY- The maximum number of guests is limited to ten (10) persons. An additional charge or $10.00 per person per night for guests in addition to eight (8) will be assessed.
THIS PROPERTY REQUIRES A FIVE (5) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than five days, the renter will be charged the five-night rate, and the cleaning fee.
INCLUSIVE FEES – Rates include a one-time linen-towel setup.
NO DAILY MAID SERVICE – While linens and bath towels are included in the home, daily maid service is not available, nor included in the rental rate. We do not permit towels or linens to be taken from the home.
POOL HEAT – If pool heating is requested, it will be turned on the day prior to arrival. The pool can take up to 48 hours to reach its maximum temperature. No pool heating refund will be given if the pool is cooler during this period. There is a $25 charge for turning on/off pool heat after check-in.
RIGHT OF ACCESS BY OWNER: The owner (or representative of owner) has a right of access after giving verbal or written notice to the renter of at least twenty-four (24) hours before the time of entry, or earlier if agreed upon by both parties at an agreed time. In the case of emergency access by owner or representative is allowed without notice. Nothing can be construed by either party as prohibiting entry with the consent of the renter given at the time of entry.
RATE CHANGES – Rates subject to change without notice, unless deposit has been received.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of deposit, and all advance rental payments, and the party will not be permitted to check-in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in advance and in writing
PARKING – Parking passes are available at the gated entrance. At least one person in the party must have a valid driver's license. If arriving by shuttle, another form of photo ID is required. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter's expense. There is NO parking of RVs or Trailers in the resort. Please ask about alternate parking arrangements.
INJURY TO PERSONS WHILE ON PROPERTY – We will be not held liable for any injuries or accidents that occur in the home. It is the renter's responsibility to monitor their children from hazards to prevent accidents and injury.
HURRICANE OR STORM POLICY – No refunds will be given, we highly recommend you purchase travel insurance. InsureMyTrip.com sells several packages.
